Having Trouble Selling Your Home? Tips to Make Your Home the Most Desirable House on the Block. Anyone looking to sell their home in this market is probably nervous about how long it’s going to take. You hear some experts saying that this is a “buyer’s market. ” While that’s certainly true, many people have to sell their existing home before they can take advantage of the great buying opportunities out there. This means they are now subject to being the “prey” in this buyers market. So, what can you do to make sure that the house you are trying to sell isn’t stuck on the market for months and months? Here are a few ideas to make sure your house sells before the house down the street. Most of these suggestions will cost you a small amount, but compared to months and months of carrying costs or reducing your asking price, the cost is well worth the return. Clean up. Your house needs to be spotless. Hire a housekeeping crew to come in and give the house a thorough cleaning…. head to toe. Windows, appliances, showers, etc. Then, continue to pay someone to come in at least every other week, if not every week to keep it looking clean. It’s easy to let dust pile up and shower doors get streaky very quickly. No one wants to buy a house that they will have to clean before they can even move in. De-Clutter. Most of us have too much stuff. Collectables, extra furniture, too many knick-knacks on the wall. I suggest moving as much of the “stuff” as you can to a mini-storage unit, or if you have them in your area, renting a portable storage container like PODS. This makes your house look bigger and brighter, and allows the buyers to envision what the home will look like with their own possessions in the house. Freshen Up. If you have a room with a wild paint color or holes in the wall, buy a couple of gallons of paint and spend a weekend repainting those rooms a nice neutral tan or off white. This is one of the cheapest ways to give a room a whole new look. We like the low VOC paint from Benjamin Moore. While you’re in the painting mood, your front door can use a new coat of paint or stain. Green-Up. The first thing the prospective home buyers will see is the front yard. Make sure any dead plants are removed from the stoop, pull all weeds from the landscaping, water your healthy plants, and stop by the home improvement store for a bottle of overnight fertilizer for your lawn. These products attach to your garden hose and can green your grass within 24 hours. If your grass is still totally brown from the winter weather, it won’t help, but if it’s starting to turn green it should help. Modernize. If your home is really out of date, it can pay off to do some updating. This is the most expensive way of getting your house ready to sell, but in the end can pay off the most. Old light fixtures, ugly door hardware, worn out carpet, and outdated kitchens can be major stumbling blocks when it comes to selling your house. You will want to consult with your real estate agent on this one, as you can quickly spend more than you will be able to recoup from the improvements, but in many neighborhoods where home values are relatively high, a renovation may very well be worth the investment. Some of our favorite ways to upgrade a home include new track lighting, modern door knobs, or a new farmhouse sink. Interesting touches like these can be the thing that tips the buyers decision in your favor when it comes down to decision making time. A few dollars and a little bit of time can add up to huge improvement on how your house shows to prospective buyers. The biggest mistake sellers make is not spending any money getting their home ready to sell because of the fear of having to accept a lower sales price. Unfortunately, most of us are all in the same boat here, and lower prices are a fact, but spending a few dollars on the right thing can pay big rewards in the end.

Prospective residents and their families should have the best information possible to make this decision. The purpose of this article is to help guide you in making an informed choice. CONDUCT YOUR OWN INVESTIGATION
Once it is certain that nursing home care is necessary, determine which qualities of a nursing home are most important for meeting the needs and expectations of the resident. Each nursing home in your area will have unique strengths and weaknesses. Some issues to consider when evaluating your choices include quality of care, bed availability, provision of services that the resident will need, cost, quality, and location in an area where friends and family of the resident can visit often. It is critically important that you visit any facility on your list. Speak with other residents and families. Take a look at staffing levels on weekends or evenings – all of these first-hand observations are critically important. We have attached to this article a rating guide or checklist for your use as you survey each nursing home facility. Look to the Experts:
Long Term Care Ombudsmen and Citizen Advocacy Groups
A state or local Ombudsman and/or citizen advocacy group can assist you in piecing together the different sources of information to make an informed decision about nursing home care. To find your Long-Term Care Ombudsman, go to the National Citizens Coalition for Nursing Home Reform (NCCNHR) website at www. nursinghomeaction. org and click on the button labeled “Ombudsmen. ”
An Ombudsman: Educates consumers and long term care providers about residents’ rights and good care practices Provides information to the public on nursing homes and other long term care facilities and services, residents’ rights, and legislative and policy issues Investigates complaints and advocates for residents’ rights and quality care in nursing homes, personal care, residential care and other long term care facilities Will be familiar with the homes in your area and often with the staff and residents who reside in them. The Ombudsman can help you find and interpret information from state inspection reports (discussed below) and the resident characteristics or quality measures. Many states and/or communities have active Citizen Advocacy Groups that are knowledgeable about nursing homes and can be very helpful in evaluating advice and information you receive. To find a local citizen advocacy group go to the NCCNHR website at www. nursinghomeaction. org and click on the button labeled “Citizen Groups. ” Nursing Home Compare Website
Nursing home data is provided by the federal government through the Nursing Home Compare web site found at: www. medicare. gov/NHCompare/home. asp. On this site, you can search for nursing homes by state, county, city, or zip code. Once you have selected the nursing facility or facilities, you are given the option of viewing several different types of information including facility inspection, staffing level, and quality measure information. Below are consumer tips on how – and how not – to use each of these sources of information. Staffing Information
The Nursing Home Compare web site also provides information about the hours of nursing care provided at each facility. Staffing levels are a critically important factor to consider in evaluating the quality of care given at a facility. The information provided on nurse staffing levels includes national and state staffing averages, and the daily average for individual nursing homes. Tips: Pay attention to the number of Certified Nursing Assistant (CNA) staffing hours. CNAs provide 90% of the hands-on resident care. Visit the facility and ask staff and families about the actual numbers of staff available to directly care for residents on each shift. State Nursing Home Inspection Reports
Every state has an agency responsible for the regular inspection of its nursing homes. State inspection or “survey” reports contain information about any deficiencies found when inspectors complete their annual inspection of the facility. Inspections take place at least every 9 to 15 months. You can also obtain state inspection reports from the state survey agency, the facility itself, or the long-term care ombudsman. Each facility is required by law to make the latest state inspection report available for examination in a place readily accessible to residents. To look at a summary of state inspection information on ‘Nursing Home Compare’, click on the tab labeled “Inspections. ” You may obtain a copy of the inspection reports in Virginia by contacting the Center for Quality Health Care Services and Consumer Protection, 3600 West Broad Street, Suite 216, Richmond, VA 23230-4920. Cautions: Beware of choosing a facility with a very high number of deficiencies compared to other facilities in the area and the state average. Don’t assume that a “deficiency free” rating necessarily means that there are no problems with care at a particular facility. Family Involvement
Once your loved one is living in a facility, your continued care, support, love, and involvement in his or her life are absolutely key to getting good care there. Make sure you: Visit frequently and encourage others to visit; Speak up to raise concerns and compliments; Participate in family council meetings if a family council exists, or seek out other family members to organize one; Attend quarterly care plan conferences and advocate for individualized care; Get to know the staff and help them get to know the resident. Share details about the resident’s likes, dislikes, and daily routines; Follow up on the agreed upon care plan. Make sure the resident’s doctor knows what is in the plan. Notice if the plan is not being followed and request another meeting if necessary; Make contact with your community’s long term care ombudsman, any local citizen advocacy groups and become familiar with the state and federal laws and regulations that apply to nursing homes and; Document (date, time, persons involved) any problems you might observe so that managers, the ombudsman, or state survey agency can investigate.

It is not surprising that people are thinking about it because work at home scams can be very damaging. Many people have spent a lot of money, wasted a lot of time and invested a lot into these scams that, in the end, result in no money earned.
The main point of confusion comes with the top work at home tip. Almost anywhere a person goes to inquire about working at home they will see the number one tip – Never pay to work at home. This is a great piece of advice, but when it comes to a home business it is not completely true.
There is a fine line between paying for a scam and paying for an opportunity. Many scammers have even caught on and have changed the way they do things to make themselves look legitimate, which causes even more problems. It used to be that if you received a product or sales kit for the investment that you could assume it is legitimate. Many times with a scam they will send something that they claim is a sales kit, so it makes it hard to see the difference between a scam and something real.
So how does a person keep themselves away from a scam when they want to get into a home business? All it takes is a little knowledge about keeping yourself safe. The following are two great tips that can help anyone avoid a scam and find a legitimate home business.
- Always check out the business. A search online with the company’s name and the word scam will turn up better results. When people get scammed they are quick to tell the world and there will be signs all over the internet to tell if a company is a scam. Additionally, if nobody has heard of the company or there is nothing that comes up online about them then that is also a good sign they are not legitimate. – Know what the investment is for. A person should know exactly what they are getting for their investment. It should be something that is valuable and well worth the investment. Do not pay for a service that you can do yourself for free.
These may seem like simple things to do, but they are one way to ensure that a company is real and not a scam. Just by doing these two simple things a person can really dodge a problem. They are simple things to do and they will not take much time. Usually scammers keep trying the same old game over and over. People will make sure that others are alerted so they can avoid the problems. That is one of the great things about home business and the online business environment – everyone looks out for everyone else.
Practice patience. If an opportunity claims to make you rich overnight, RUN for the hills. As in any endeavor, the more work put into your business, the more your business gives back. Set goals and follow your plan. Set time aside each day to work on your online business. The more time the better.
Knowledge is power. Free work from home employment information is available everywhere. Arm yourself with as much information as you can get your hands on. Even when you are reading all the free information available online, you are advancing your business goals by learning. I have always been an early riser. In the early morning hours, my mind is fresh, and I get some of my best work done. Remember what they say about the early bird?
You are not alone! A free work from home employment opportunity has a huge support structure. Not only do you receive tons of information about how to succeed with your business from the companies involved in your program, other members can be a source of information on what has and has not worked for them. They will be straightforward and honest, as helping others also helps them.

Insulation innovation for your green home

There are a number of eco certification for home based appliances and white goods. Plus you can get your home professionally assessed for energy efficiency. Residential homes can be given a rating based on the National House Energy Rating (NatHERS) which is an index of the home’s thermal performance. It is done through a professional analysis by a qualified assessor working in conjunction with the builder of the home. NatHERS provides a baseline for assessment software to rate a home’s energy efficiency potential. Most homes in Australia currently fall below a 5 star rating, but the current tool has now been adapted to allow for a potential 10 star rating (which would be equivalent to zero conditioning energy). This system is based purely on the home’s infrastructure and does not include appliances or hot water systems. Find out more about energy ratings for your home. Good insulation is a key feature in any energy efficient home. And homeowners are keen to take advantage of Kevin Rudd’s important announcement last week, with funds for ceiling insulation becoming available from the federal government. The Federal Government will be providing eligible homes wiht free ceiling insulation worth $1600. Landlords and renters can benefit too with rental properties being included in the package. Yet with all the available insulation out there, which one should we consider? Eco Home Tip #16 – Ask about the R value – the measure for insulation materials is the R value. A high R value means better insulation potential. For example, Pink Batts offers a range ceiling insulation products that have an R value of up to 6. 0. Eco Home Tip #17 – Natural insulation – Take your insulation innovation even further and look for ceiling insulation made from sustainable materials, such as Goldenfleece wool insulation. All natural wool fibre has great insulating properties, with the CSIRO claiming, “wool insulation performs better because of it’s ability to rapidly absorb and desorb moisture from the air. ” And you’ll be helping out the rural farmers! Eco Home Tip #18 – DIY insulation – there are lots of simple insulating ideas homeowners can adapt to protect their homes against the elements. Seal draughts with door snakes or hang some thick curtains on your windows to keep out the coming cold. Insulation is the first step to a great energy efficient home that will save you money. Well designed homes that incorporate insulation, thermal mass design and sustainable energy alternatives, such as solar panels, can save some homeowners up to 50% on their annual energy consumption. Plus you get to enjoy the comfort of having a pleasant living environment year round. You can find more great eco home ideas on the Green Pages.

Organize Home | Vital Factors

To Organize Home is vital right?
After using my 3 Home Organize Tips below you’ll wonder how you or anyone else manages without them.
Organize Home Tip 1. – Who Lives Here? Rosa Maria Wallace of Neo-Tech spoke about personal appearance and home organization and she asked an unforgettable question. .
‘Who lives here?’ she asked. – By asking that of ourselves we quickly gain power and leverage over ourselves to get much better organized at home.
Try it with how well you organize home at present by looking over your own home now and asking yourself about the kind of person you would judge must live there. ‘Who lives here?’
Its both depressing and a genuine cause of dissatisfaction to have an unorganized home. Isn’t it?
When the home is tidy, generally your mood will be better. No wonder I was always in a bad mood. An organized home means a greater confidence and self-assurance. I had low confidence too.
Having looked after my self basically since I was 11 years old, combined with my absolute obsession for getting the most out of life, even though I’m MALE, I now how to run a ship shape home. Just picture Einstein with a feather duster and apron. .
I have studied business management and evolved it to organize home, organize closet, organize garden, you name it. Which leads me to my second organize home tip.
Organize Home Tip 2. – Don’t schedule your home chores to time. Trying to organize home by time schedules amounts to good intentions and early grey hair.
Trying to time-schedule chores to organize home does not last because of distractions and changes in mood and preference.
Because otherwise we beat ourselves up about the mess and that we really ‘should’ be doing such and such to organize home, which lowers our motivation and so things
get less organized than before! Yes?
It actually usually works much better to just wing it than to try scheduling home tidying activities to time. This really can allow you to start enjoying your home more whilst being much more effective too.
Organize Home Tip 3. – Self-Image is Key
Your self-image effects how well your home is organized. How well organized your home is depends on the health of your self-image.
If you see yourself as on top of things and well organized at home, you probably will be. But which comes first? (chicken or egg story I know).
Consider letting go of the guilt and frustration of doing chores and consider doing them when you feel like it rather than ‘when they’re supposed to be done’. It can help you feel less lazy about organizing your home. You will probably have greater satisfaction towards organizing your home which will make you more capable to organize the home much better than before.
This creates an upwards spiral rather than the guilt and lazy downward spiral of ‘I should tidy up’. Then you’ll easily organize home. . . and even organize closets too.
